Understanding a Home Inspection Report
The detailed inspection report you receive after a home inspection could initially overwhelm you. “So what do I do with this?” you may be asking yourself. We try our best to go over the report with you at West Bend Home Inspectors, emphasizing all the key points. But, keep in mind these few suggestions if you need a few more hints on how to understand the report.
Pay attention to the summary page:
The report summary should be on the first few pages following the cover page, which includes a picture of the property and some basic information. We advise starting with this overview before reading through every detail on every facet of the house. Below, we outline the key problems and suggested fixes. You and your realtor should probably concentrate on these pages during any repair negotiations.
Go to the important stuff first:
For each thing listed, there will be a separate page number in the summary pages. This extra page number directs you to the location where you can discover additional information about the repair, including images when appropriate.
Understand what is important:
It’s vital to remember that any inspection report “is a description of the potentially major changes that should be budgeted for over the short term,” as we stress in the report itself. There might also be a need for additional significant upgrades that are outside the purview of this investigation (see sample inspection report).
Read all of it:
Make sure to read the entire report after getting the important things out of the way. We advise everyone who is buying or selling a home to do this so they may thoroughly investigate the property and ask any queries they may have.

The next step:
The next step is for you to choose what to do. You as the seller might elect to do some repairs if you’re receiving a pre-listing inspection so that they don’t impede the selling procedure. You as the buyer might wish to ask the seller for repairs again. In either case, we advise you to speak with your realtor before taking any further action.
